Legalitum will arrange to serve the requisite notices under the Housing Act 1988.

Typically these are: a)  a S.8 Notice which is a 14-day notice seeking possession due to rent arrears, nuisance or breach of tenancy.
and b) a S.21 Notice which is a two month notice to terminate a tenancy agreement and seek possession.

The fact is there are too many tenants who won't or can’t pay, too many solicitors* who want to charge open ended legal fees (*Many solicitors are unable to provide a set fee for either reclaiming lost rents or evicting tenants. The prices quoted include hourly rates, and almost all the solicitors wanted monies on account ranging from £400 to £1000)  and the whole process just seems to take too long.

Nearly all letting agents and more than 50% of all residential Landlords have asked tenants to leave on at least one occasion since 1988, usually due to arrears and for unacceptable tenant behaviour (damage, noise, violence, or abusive behaviour.)  Moreover, 80% of letting agents and 30% of Landlords have taken court action at least once since 1988.

The correct paperwork is essential. A single error can cause a case to be (at best) delayed or (at worst) dismissed. Accordingly, the preparation and service of documentation is one of the most important things ‘Legalitum’ do. Finally, we have years of experience in dealing with all aspects of landlord and tenant disputes.

Landlord Service Fees:
£75* – covers all the necessary work upto but not including the start of any necessary Court Action.
£150* – starting Court action. In addition, certain Court fees will be payable to H.M.C.S. (Her Majestys Court Service). See below
